Transforming Real Estate Management with Flatco's Digital Tenant Platform

The Challenge

Flatco Real Estate Kft. set out to modernise their operations and deepen customer engagement. As a trailblazer in the Hungarian market, Flatco is unusual in that it constructs entire residential buildings specifically to rent out every apartment itself. To match the ambition of that model, they needed an IT partner able to revitalise their website quickly and cost-effectively and to build a comprehensive digital system for managing tenant affairs end-to-end.

The requirements were substantial. Flatco needed a certified login account system for tenants (web today, native mobile apps tomorrow) where each tenant could see their rental agreement details, from basic personal data to bill tracking, consumption monitoring, and fault reporting. Each tenant would receive a personalised dashboard, created automatically when a lease was signed and deactivated automatically when they moved out. The system also had to track apartment bills and consumption meters with clear graphical reports, handle fault reports with automatic notifications to the technical team, and let tenants request maintenance services directly from the platform. Landlords, in turn, needed a monitoring view to follow their tenants through detailed reports. Behind all of this sat the harder problem of keeping the platform's accounts in sync with the SAP ticketing system driving leases.

The Solution

We assembled a focused team of two UX designers, a frontend developer, a senior PHP developer, a senior WordPress developer, and a project manager. This mix of design and engineering talent ensured both the public-facing website and the tenant platform felt cohesive, fast, and appropriate for a modern real estate brand.

On the technology side, we built on PHP and WordPress for the web and CMS layer, and complemented them with business intelligence tooling for landlord reporting, giving Flatco a robust, flexible, and scalable foundation. The architecture was deliberately designed to extend: when Flatco is ready to launch Android and iOS apps, the underlying tenant platform and APIs will support them without a structural rebuild.

The hardest part of the build was the secure, flexible integration layer. Automatic account creation and deactivation, triggered by SAP ticketing events, required careful planning to avoid race conditions and stale data. We ran a full UX audit, produced a tailored UX design plan to lift the tenant experience, and layered in bills and consumption dashboards, fault-reporting workflows that notify the right technical team members, and self-service maintenance requests — all inside a single authenticated tenant experience.

The Result

The rapid development cycle delivered a state-of-the-art website and digital tenant platform that markedly improved engagement and operational efficiency for Flatco. Initial feedback highlighted the system's ease of use, aesthetic polish, and breadth of features. Tenants gained a single, reliable place for their lease data, bills, consumption, and fault reporting; landlords gained a live window into their buildings through detailed BI-driven reports.

Beyond the immediate launch, the platform set a new standard for real estate management in Flatco's segment: scalable, efficient, and genuinely user-friendly, with the architectural headroom to grow into a full multi-channel product as Flatco's portfolio continues to expand.
